How the Iran War Froze LA’s Housing Market (And Why Recovery Isn’t Simple)

If you’re house hunting in Los Angeles, you’ve probably felt the whiplash. Mortgage rates tease you by dipping below 6%, then geopolitics crashes the party. The recent Iran war tensions did just that, slamming the brakes on an already chilly housing market. But with a ceasefire in place, is a thaw on the way? Let’s break it down. 

Mortgage Rates on a Rollercoaster Ride 

Picture this: Katie Davis, a longtime renter eyeing her first starter home in El Sereno, finally sees rates drop below 6% in February. “I thought my time had finally come,” she told the LA Times. Then bam Israel Iran airstrikes spark the war, rates spike to 6.46%, and her dreams stall again. 

For first time buyers in pricey SoCal, that swing isn’t abstract. A mere 0.5% rate hike can add $200+ to your monthly payment on a typical loan, turning “affordable” into “crushing.” Davis nailed it: “Somehow it feels contingent on whether the Strait of Hormuz is open or not.” 

Sales Hit Rock Bottom Buyers Vanish 

LA County logged just 3,072 home sales in January the lowest in three years, per Zillow. Homes lingered on the market for a median 80 days in February (Redfin data), the longest in five years. Price cuts hit 17.6% of listings, up 1.4 points year-over-year. 

Nationally, it’s a seller surplus: 630,000 more sellers than buyers, the biggest gap since 2013 (Redfin). In LA, the war amplified the freeze. “Buyers are slower to pull the lever,” says Bret Parsons of Compass. “When a big event happens, buyers get nervous.” Human nature, right? 

Ceasefire Sparks Hidden Momentum 

Good news? This month’s U.S. brokered ceasefire has agents buzzing. New escrows are surging up to 50% in parts of LA County compared to last month, according to realtor Daniel Milstein. “The market is already moving people just haven’t seen it yet,” he says. Sales data lags 30-60 days, so expect numbers to catch up soon. 

Still, it’s not all smooth sailing. Skyrocketing insurance rates and Hollywood’s job slump are keeping demand in check. “Mortgage rates are only one piece of the puzzle,” Parsons adds. 

Real Buyers, Real Stories: From Bidding Wars to “Golden Handcuffs” 

Ashley Moorhead, a lawyer shopping since December, timed it right locking in 5.99% just before the spike. She stretched her $1.25M budget to $1.39M after fierce bidding (four offers per house, outbid by $225K in Pasadena). “Time in the market beats timing the market,” she says, though she’s pessimistic on further drops. 

Sellers? Many are stuck with pandemic-era low rates “golden handcuffs,” as agent Matthew Hoult calls them. “There’s plenty of pent up demand from millennials and Gen Z,” he notes, “but uncertainty over rates and living costs has them picky.” His tip: Channel Warren Buffett. “Be greedy when others are fearful. Use the war for leverage ask sellers to cover fees, buy down rates, or drop the price.” 

What’s Next for LA Homebuyers? 

Sub 6% rates could flood the market with buyers, but oil prices, tensions, and no crystal ball mean more volatility. Hoult warns: Waiting for perfection often backfires as prices climb.
